Project Description: The majority of the building 678 is served by four (4) dual duct variable air volume air handling units, each supplying between 19,000 and 25,000 CFM. These units, in addition to a constant volume air handler that serves an addition to the building, have chilled water coils for cooling and hot water coils for heating. The chillers and the boiler are located outside. Chiller CH-1 is a 70-ton air-cooled chiller and backup chiller CH-2 is a 50-ton air-cooled chiller.
We retro-commissioned the building HVAC system and controls by testing and verifying calibration of all control devices, including all sensors, actuators, and transducers; confirmed that schedules have been updated to meet the current needs of building occupants; tested and verified controls sequences of operation were updated to Area-Wide Energy Management System (AWEMS) standard optimization programs as indicated in UFGS 23 09 23 22 20 San Diego Area-Wide BACnet Direct Digital Control Systems; confirmed the updated sequences were approved by the AWEMS owner; verified implementation of temperature dead band control strategy for room occupancy comfort level in all rooms that currently do not have dead band control; verified implementation of CHW temperature reset, and chiller-lock out control based on outside air temperature to increase water temperature by up to 10 degrees.
